Who's RENT For?
For you if you like your musicals loud, young and full of rock. RENT is about people from very different backgrounds working out their lives in New York, and younger audiences in particular tend to see themselves in it.
For you if Les Misérables or The Phantom of the Opera feel too classical. RENT is a pop-rock opera based on Puccini's La Bohème.
Not for you if you are after something light. There is a lot of heartbreak in it, with drug use, HIV and homelessness throughout.
What Tickets Cost
Tickets start from around £30, and most seats are around £60 to £120. Premium seats, in the centre of the Stalls and the front of the Royal Circle, start from around £150.
Seats on the stage sit in the middle of the range, and the cheapest seats are in the Upper Circle.
Saturday evenings have been priced higher than midweek ones, so check a weeknight if your date is flexible.
About RENT at the Tom Stoppard Theatre
This production marks 30 years since RENT opened on Broadway. It is directed by Luke Sheppard, who directed & Juliet and Paddington The Musical, and he first directed RENT at Hope Mill Theatre in Manchester in 2020. This is that staging reimagined on a larger scale for the West End.
The audience is all the way round the action, with seats built on the stage behind and beside it.
RENT's book, music and lyrics are all Jonathan Larson's, and he never saw it open: he died suddenly in January 1996, on the eve of its first performance off-Broadway. In 1996 alone it took the Pulitzer Prize for Drama and four Tony Awards, Best Musical among them, and it was still playing on Broadway twelve years later, in 2008.
RENT runs about 2 hours 30 minutes, with one interval. It is recommended for ages 14 and over, and under 5s are not admitted.
HIV and AIDS are central to the story. Expect bereavement, drug use, homelessness, suicide, sex and sex work, strong language and smoking, with haze and strobe lighting.
What's RENT About?
Twelve months in New York's East Village, Christmas Eve to Christmas Eve. At the centre is a group of friends. Mark makes films and Roger is a musician. Mimi dances, Maureen performs and Joanne is a lawyer. Then there is Tom Collins, and Angel, who plays percussion and performs in drag. Benny, once their roommate, is their landlord.
Across the year they fall in and out of love, try to make art and look after each other, with HIV and AIDS at the heart of what happens. That year is what Seasons of Love is about.
Performance Schedule
RENT plays Monday to Saturday at 7:30pm, with matinees on Friday and Saturday at 2:30pm. There is no Sunday performance. Previews began on 26 September 2026 and opening night is 8 October. Times are different over Christmas and New Year, so check the time for your date when you book.

Stalls rows B to F. The closest seats that face the stage head-on, for the full sound and energy. Row B means looking up if the stage is high.
The Royal Circle. The overview choice: you look down on the whole show.
Seats on the stage. Mid-priced, behind and beside the actors. Book them if being inside the show matters more than seeing it head-on. If not, stick with the Stalls or Royal Circle.
The Upper Circle. Fine, just higher up, and the cheapest level.

Cast and Creative Team
Gaten Matarazzo plays Mark from the first preview on 26 September 2026 until 10 January 2027, and no extension has been announced. It is his West End debut, after New York stage roles including Frankie Epps in Parade. If you know him as Dustin in Stranger Things, don't forgets Stranger Things: The First Shadow is at the Phoenix Theatre until 27 December 2026.
Travis Ross plays Roger and Alexa Lopez plays Mimi, in her West End debut. Billy Nevers is Collins, Lazy Violet is Maureen, Danielle Fiamanya is Joanne, Jeevan Braich is Angel and Joaquin Pedro Valdes is Benny.

He plays Mark to 10 January 2027, and nobody has been announced for Mark after that. The producers cannot guarantee any performer at any performance, and there are no refunds or exchanges if one is off. Rhys Hopkins is first cover for Mark.

The theatre chooses a suitable point in the show to bring latecomers in, and you may wait in a separate area first. RENT's producers don't say where those points fall.
Yes. Its first London run was at the Shaftesbury Theatre, from April 1998 to October 1999. It came back for two winter seasons at the Prince of Wales Theatre, in 2001 to 2002 and 2002 to 2003.

Look at the level on your ticket as well as the row, because there is a Row A on the stage and on each of the three levels.
If you are tall, book the Stalls: legroom is tight on the levels above.
The Stalls
Rows B to F are the pick for being close to the sound and the cast. Row B can mean looking up when the stage is high. Premium seats, from around £150, sit in the centre of the Stalls.
Further back, from around row J or K, you sit under the Royal Circle.
The Stalls slope gently, so a tall person in front can cost you some of the view.
The Royal Circle
You look down over the stage and see the whole show. The front rows are premium.
In rows B and C, the seats at each end see less of the stage, and they are cheaper.
Seats on the stage, mid-priced
There are 82 of them. Four rows, A to D, curve round behind the playing area facing the audience, and two rows run down each side.
Book them if you want to be inside the show and don't mind watching partly from behind the actors. If you want the whole show from the front, book the Royal Circle.
Hearing assistance on the stage runs through the Mobile Connect app rather than the infrared system. Come with your phone fully charged, the app already on it, and headphones of your own. Allow a little longer when you arrive.
The Upper Circle, the cheapest level
Fine, just higher up, and in a small theatre you still see the stage well.
Seats at either end of the rows are the cheapest, and they lose a slice of the stage at the side.

Getting to the Tom Stoppard Theatre
The Tom Stoppard Theatre is at 104 St Martin's Lane, London WC2N 4BG. It was the Duke of York's until September 2026.
Leicester Square (Northern and Piccadilly lines) is about 4 minutes' walk. Charing Cross (Bakerloo and Northern lines, and the mainline station) and Covent Garden (Piccadilly line) are both about 7 minutes.
For the shortest walk, take the 24, 29 or 176 to St Martin's Place or Leicester Square station. Around Charing Cross and Trafalgar Square, about three minutes away, you also have the 9, 15, 23, 26, 87, 91 and 139.
Arrive 15 to 20 minutes before the performance, no later. If you have seats on the stage, allow a little longer. The theatre opens 90 minutes before curtain up. The bar with the balcony is the Terrace Bar, up at Upper Circle level, and the balcony is small, so go early.
Bags may be checked on the way in, so leave rucksacks, suitcases and large bags at home.
Access at RENT
Accessible booking is handled by the theatre's own access team, not by us. Because of the seats on the stage, positions for RENT may differ from the theatre's usual layout, so check with them before you book.

The Royal Circle is at street level. The Stalls are 24 steps down and the Upper Circle 23 steps up, and there is no lift.

RENT has been in previews since 26 September 2026 and opens on 8 October, and the reviews follow opening night. Booking was extended in July 2026 to 27 March 2027, and full casting was announced in August.
Where this production came from
Luke Sheppard's RENT began at Hope Mill Theatre in Manchester in 2020 and won the WhatsOnStage Award for Best Regional Production.
Announcing the West End production in May 2026, producers Chris Harper and Sonia Friedman said the Hope Mill staging "felt immediate, emotional and utterly alive". That was a smaller theatre with a different cast.
